Stamp duty and registration: the cost that sits outside the house price.

The price on a project page is not the full amount a buyer arranges. Stamp duty and registration are charged by the state, on top of that price, and the current Telangana schedule is what decides the rupees.

The page price and the registration cheque are different numbers

Stamp duty and registration are the state’s charges for recording a sale. They are not part of the ₹6,999 per sq. ft at Autumn, and they are not part of the ₹51 lakh starting label at MPR Urban City. A buyer who adds only the down payment to a loan, and forgets these charges, arrives short.

Telangana publishes the rates, and it revises them. Concessions for a particular buyer, a particular year, or a particular kind of document also move. This note does not print a percentage. The registration department, or the desk quoting the villa or the flat, should apply the schedule that is in force on the day of the document.

What to ask before the price is treated as complete

Ask which value the duty is calculated on: the price in the agreement, the registration value, or the higher of the two, as the rule of that year requires. A registration-value revision, such as the one reported in June 2026 for parts of west Hyderabad, can move the duty even when the builder’s rate has not moved. The west of the city and Thummaloor are not the same notification. Read the one that applies to the survey number.

On a loan, the bank funds a share of its valuation of the house. Duty, registration, and the society or corpus amounts the agreement lists are commonly arranged by the buyer in cash beside that loan. The 20 percent illustration used elsewhere on this site is only the share of the price. It is not a budget for the charges.

Treat the project price and the government charges as two lines.
Ask for the duty on the specific document, not a remembered percentage.
A loan of 80 percent of the price does not pay the duty.
June 2026’s western revision is a reminder that registration value can move. Confirm the survey number.
