A home loan, or payment of the full price in cash.
Paying the full price ends the instalment and places the money in the house. A loan keeps the cash available and charges the home-loan rate for that choice. The instalment is still paid every month.

The loan is the cost of not using the cash
Home loan or pay cash for a house is a comparison of two uses of the same money. If the price is paid in cash, the money is in the property and the month has no housing instalment. If a loan is taken, the cash remains with the buyer, and the buyer pays the bank’s rate for the years it remains. From 15 October 2026, State Bank of India publishes a home-loan band of 7.50 to 8.80 percent. A single figure such as 7.58 percent can appear in a conversation. It is one example inside a band, not the rate on every sanction letter.
A hope of earning more in a fund, whether large-cap or mid-cap, is not a contractual return. It is not a reason to borrow more than the house requires so that the surplus can be invested. The instalment is a bill. If the bill would strain the month, a larger cash payment is the calmer choice. If the cash that would be paid over is also the only reserve for an illness or a loss of income, a loan can be the calmer choice instead. The two risks should be written down before either is dismissed.
