The best villas in Hyderabad are a house, not a higher floor

The best villas in Hyderabad are the homes a family can picture on a Sunday and on a Tuesday. A door of their own. A plot under the building. Children coming out into a yard, not into a corridor. Autumn Luxury Villas is the duplex Harivillu Homes is selling for that wish, at Thummaloor on the Future City corridor.

West Hyderabad still holds the offices. The south is where a plot and a villa are still a realistic buy. Autumn puts the house, the gate and a 30,000 sft clubhouse in one decision.

182 duplex villas on 23 acres, ongoing, with E-Infra as the developer.

3 and 4 BHK, built to 3,035 sft and 4,035 sft.

Plots of 267, 300 and 400 square yards, so the land is part of the house.

A printed rate of ₹6,999 per sq. ft, starting from ₹1.72 Cr.

What you actually get when the villa is yours

A flat conveys a dwelling and an undivided share of the land beneath the building. Autumn Luxury Villas conveys a duplex on an identified plot. The ground floor can hold the day and the upper floor the rooms. The distinction is the bundle being purchased, not a claim that one is suitable for every household.

Your own front door, not a shared lobby.
A yard that belongs to the villa, inside a planned gate.
Enough neighbours that the place feels looked after, and enough space that the house still feels private.
HMDA Approved on the project page. The desk shows that paper on the visit.

The clubhouse is the second half of the house

The best villas in Hyderabad are not a lone house on a busy road. Autumn publishes a clubhouse of 30,000 sft so the pool, the court and the lawn are part of the address.

Swimming poolA pool with changing rooms, inside the 30,000 sft clubhouse.
Party lawnA lawn and a multipurpose hall for the days the whole family comes home.
BadmintonA court in the community, so the evening does not start with a drive.
BasketballA court for the game that used to mean leaving the neighbourhood.
Yoga roomMeditation and yoga, quiet enough for a morning before the city starts.
Work loungesA place to work without turning a bedroom into an office.
Guest roomsParents can stay over without a hotel between the airport and your door.
Children’s playA play area inside the gate, a few steps from the villa.
Jogging trackA pathway for the walk that begins at your own front door.

Thummaloor puts the house on a corridor that is still opening

Autumn Luxury Villas stands at Thummaloor, Future City, Outer Ring Road Exit 14. The location card is short and useful: Srisailam Highway about 3 minutes, ORR Exit 14 at Tukkuguda about 15 minutes, the airport about 25 minutes. The gate itself is Thummaloor.

The published rate is ₹6,999 per sq. ft, with a starting price of ₹1.72 crore. A villa of 3,035 sft and a villa of 4,035 sft are different agreements, and the current sheet should name the one under discussion. A household that has already priced a large flat in the west can use that figure as a comparison, provided the plot and the drive are compared as well as the rate.

Luxury villas for sale in Hyderabad, read as a shortlist

Ask which of the pool, lawn, courts and yoga room the clubhouse plan publishes, and where they sit.

What to carry into the Autumn visit

The people who will live there, including parents who may use the guest rooms.
The size you are comparing: 3,035 sft or 4,035 sft.
A note of the west-Hyderabad flat you have already priced, so the duplex is a real comparison.
Time to see the clubhouse plan, not only the villa elevation.
