Future City’s map may grow. What a Thummaloor buyer should read this month.

A report of 19 October 2026 says the state may study a wider Future City authority. Only two Maheshwaram villages are named as already inside it. This note separates that proposal from a house a buyer can inspect now.

A proposed boundary is not a completed map

Future City Hyderabad villas are being searched as though the city’s southern map had already been redrawn. The document a buyer can actually read is narrower. On 19 October 2026, Hyderabad Mail reported that the state is considering an expansion of the Future City Development Authority across Maheshwaram and the remaining villages of Kandukur. The same report says that, at present, only Mohabatnagar and Tummaloor in Maheshwaram sit inside the authority. The Collector has been asked to study the wider idea.

A study is a step in administration. It is not a notification, and it is not a line on a sale deed. Until a later order says otherwise, a buyer should treat the present boundary as the one the report describes, and the wider boundary as a proposal. The spelling in the report is Tummaloor. The gate published by Harivillu Homes is Thummaloor. They refer to the same southern belt, and the spelling should be checked against the revenue record of the survey number being purchased.

What the report does not put on the ground

Corridor news often arrives bundled with roads that are still being discussed. A radial road associated with the Future City plan, and a metro toward the airport, have both been reported as projects at earlier stages. Neither should be treated as a journey a buyer can make today. The test is simple. If the road cannot be driven, it is not yet part of the commute. If a station cannot be used, it is not yet part of the journey to the airport.

The useful distances are the ones a project is willing to print and a buyer is willing to time. For this belt, the landmarks that can be checked are Srisailam Highway, Outer Ring Road Exit 14 at Tukkuguda, and Rajiv Gandhi International Airport. A published minute is a guide for planning the visit. The same drive on a weekday morning is the figure that belongs in a family’s decision.

Autumn Luxury Villas, published by Harivillu Homes at Thummaloor, is an ongoing duplex community in that geography. The project page states 182 villas on 23 acres, in 3 and 4 BHK plans of 3,035 and 4,035 sft, on plots of 267, 300 and 400 square yards. It states a clubhouse of 30,000 sft, a rate of ₹6,999 per sq. ft, and a starting price of ₹1.72 crore. It places Srisailam Highway at about 3 minutes, Exit 14 at Tukkuguda at about 15 minutes, and the airport at about 25 minutes. It lists the project as HMDA Approved.

Those figures describe the house. They do not describe the outcome of the authority’s study. The right use of the report is to ask, on the visit, which record applies to this survey number today. The right use of the project page is to compare one plan, one plot and one price, and to see the approval rather than rely on the words alone. The community is ongoing, so the pool and the other clubhouse rooms should be understood as part of the published plan until they can be seen complete.
