A starting price names an entry, not every house
Villas in Hyderabad from 1.72 crore can be answered with one ongoing project whose price is printed. Autumn Luxury Villas at Thummaloor states ₹6,999 per sq. ft and a start of ₹1.72 crore. The responsible reading is that the start belongs with the 3,035 sft duplex until the sheet says otherwise. The 4 BHK is 4,035 sft. At the same rate it is a larger price, near ₹2.82 crore. Both plans sit on plots of 267, 300 or 400 square yards.
A starting price is an invitation to the sheet. It is not a cap on the project. The choice of plot, the charges, and any item the sheet lists separately can move the agreement. A buyer should ask what the start includes and, equally, what it does not. A comparison with another villa that uses a different inclusion is not yet a comparison.
