The house does not change because the buyer lives abroad

An NRI villa in Hyderabad is a residential purchase. The questions that decide it are the same ones on the page: which plan, which plot, which approval, and which price. Living overseas changes how the visit and the payment are arranged. It does not change the gate.

Money for a residential purchase in India is expected to move through ordinary banking channels. The buyer’s bank, and a chartered accountant who knows the year of the purchase, are the people who confirm what is permitted and what can later be repatriated. This note does not set those rules.

A power of attorney is the usual way to let a parent or a sibling complete a step the buyer cannot attend. The document should say which acts it allows, and it should be in the form the registering office will accept. The villa agreement, the approval, and the price remain documents the buyer reads, even when someone else carries them to the counter.

Choose the plan and the plot before anyone is asked to sign.
Confirm the payment route with the bank, not with a brochure.
Ask a chartered accountant about tax and repatriation for the year of the purchase.
