HMDA, RERA and DTCP: three papers, and the job of each one.
HMDA, RERA and DTCP answer different questions. A villa or a flat is read against HMDA and, where the page says so, RERA. An open-plot layout at Nemila is DTCP, which is not an HMDA approval.

One sentence on the brochure is not the file
HMDA RERA and DTCP appear on project pages as names of permissions. They are not interchangeable. HMDA, the Hyderabad Metropolitan Development Authority, is the planning permission a buyer asks to see for a building inside the metropolitan area. RERA, the real-estate regulator, is a registration of a project that is being sold. DTCP, the directorate of town and country planning, is the permission associated with a plotted layout.
A page that says HMDA Approved has named the kind of paper. It has not printed the number. The same is true of RERA Registered. The useful visit is the one where the file for that project is opened and the name on it is compared with the project being sold.
