Why a villa’s price per square foot can move differently from a flat’s.
A villa rate is charged on built area that stands on an identified plot. A flat rate is mostly the floor, with a thin share of the land. The two numbers are not the same kind of price, and neither is a forecast.

The two rates are not buying the same bundle
Villa price per square foot is regularly set beside a flat’s rate, and the comparison is uneven. At Autumn Luxury Villas the printed rate is ₹6,999 per sq. ft, applied to a duplex of 3,035 or 4,035 sft. Under that house is a plot of 267, 300 or 400 square yards. The rate is quoted on the building. The land is still part of what is held, as that plot, inside 23 acres.
A flat’s price per square foot is principally the price of the built floor. The land under the tower is held in common, and each apartment carries an undivided share. At MPR Urban City that land is 7.7 acres shared by 745 homes, in plans of 650 and 910 sft, from ₹51 lakh. The buyer’s name is on the apartment. The buyer’s soil is a fraction of the tower’s footprint. Before two rates are compared, it is necessary to ask what each rupee is standing on.
