A RERA number is a check, not a slogan on a brochure.

The protection buyers mean by RERA is a registration that can be looked up, and a separate project account described in the Act. A brochure that says “RERA” without a number has not finished the sentence.

The Act’s separate account is a rule to ask about

Telangana RERA rules sit on the central Act and on the state authority buyers know as TGRERA. The provision people mean by the escrow, or the separate account, is the one that asks for seventy percent of the money realised from buyers to be deposited in a separate account and used for the project, including land and construction. This note states that as the Act’s rule. It does not claim that every site visit has already shown the account statements. Asking for the registration, and then looking it up, is the step a buyer can actually take.

A project that is still being spoken of as a pre-launch, and that has no registration number, is not in the same position as a project that prints one. Ongoing does not mean registered. Registered does not mean finished. The number is what lets a buyer read the promoter, the plan and the approvals the authority has on file, instead of the sentences on a leaflet.

What to read before the agreement

The agreement of sale is where the brochure becomes a promise. Before it is signed, the buyer should have the registration number, the plan being sold, the payment schedule, the list of what is not included, and the possession wording. A rate that excludes charges the schedule later adds is not yet the price. A possession date that the agreement does not contain is not yet a date.

HMDA and RERA still answer different questions. HMDA is the layout and building approval buyers expect to see named on these Hyderabad flats. RERA is the project registration. Collecting one is not a reason to skip the other. A clear-title sentence should be followed to the title document, not left on the brochure.

Two ongoing flats that print the registration

MPR Urban City at Pati Ghanpur, Patancheru, lists HMDA Approved and RERA Registered. The page states 7.7 acres, 745 homes, 1 and 2 BHK plans of 650 and 910 sft, a clubhouse of 16,000 sft, and a start of ₹51 lakh. The community is near Kollur. The address is Pati Ghanpur, not Kollur. Exit 3 is about 10 minutes. The start should be matched to the plan being bought. The registration should be read on the visit and on the TGRERA record, not assumed from this paragraph.

SV Garudadri at Ghatkesar, on ORR Exit 9, lists HMDA and RERA, a clear title, bank-loan support and 24-hour security. The page states 1.7 acres, 135 flats, and plans from 927 to 1,720 sft. It does not print a price. Exit 9 is not Exit 3. A family comparing the two should compare two drives and two sheets, and should look up each registration rather than treating “RERA” as a shared quality.
