Square yards and square feet: how to read a plot before you compare it.

Plot pages in Telangana speak in square yards. A house plan speaks in square feet. One square yard is nine square feet. At Nemila DTCP, 150 square yards is 1,350 square feet of plot, not of a built house.

The conversion is fixed. The thing being measured is not.

Square yards and square feet are two names for area. One square yard is a square of three feet by three feet, which is nine square feet. Multiply the yards by nine and you have the same ground in feet. A plot of 150 square yards is 1,350 square feet. A plot of 121 square yards is 1,089 square feet. A plot of 242 square yards is 2,178 square feet. A villa plot of 267 square yards is 2,403 square feet.

That last figure is the land, not the house. At Autumn the 3 BHK is 3,035 sft of building on a plot that may be 267, 300 or 400 square yards. The building can be larger than the plot’s square-foot number because it has two floors. Comparing 1,350 square feet of Nemila land with 3,035 sft of Autumn building is a comparison of different things.

Nemila DTCP Open Plots is the ongoing layout near Yadadri: 8.8 acres, 736 plots, from 150 square yards. The page does not print a price. The roads are blacktop of 60, 40 and 33 feet, and the approval named is DTCP, not HMDA. When a rate is quoted, ask whether it is per square yard of plot or per square foot of something else. The unit changes the cheque.

Nemila Farm Plots, the plantation, uses 121 and 242 square yards. SUVANA at Vemula uses 250 to 2,420 square yards. Those are farmland plots, not the DTCP house plots. The conversion to square feet is the same arithmetic. The use of the land is not.

150 square yards × 9 = 1,350 square feet of plot.
267 square yards × 9 = 2,403 square feet of plot, before any building.
A duplex’s 3,035 sft is built area on top of its plot, across two floors.
Ask the unit of any price: per square yard of land, or per square foot of building.

Points worth keeping

Do not compare that land with a villa’s built-up area as if they were the same purchase.
