A 20 percent down payment: what a Hyderabad buyer actually arranges.
Twenty percent is a useful way to picture a loan. On the two published starting prices here it is ₹10.2 lakh or about ₹34.4 lakh. Stamp duty and bank charges are still extra.

The percentage is only the first line
A home loan down payment is the part of the price the bank does not fund. If the working assumption is 20 percent, a flat of ₹51 lakh requires ₹10.2 lakh and a villa of ₹1.72 crore requires about ₹34.4 lakh. Stamp duty, registration, goods and services tax where it applies, and the bank’s own fees are not inside that 20 percent. They belong on a second line of the same page.
Some banks fund less than 80 percent. Others fund 80 percent of their valuation rather than 80 percent of the agreed price. Any gap is the buyer’s cash. It should be known before a booking amount is paid. The booking amount itself is often only a part of the down payment, not a substitute for it.
