A metro that is not running yet does not shorten today’s drive.

Metro Phase 2 and new radial roads are drawn toward the airport, the south and the east. Until a line can be boarded, the commute is still the road. Adibatla and Ghatkesar can be timed this week.

A corridor on a map is not a station at the gate

Hyderabad Metro Phase 2 is discussed as a way to join the airport, the southern employment belt and the eastern exits of the Outer Ring Road. Radial roads are discussed in the same breath. This note does not list stations, and it does not give a year in which a particular gate will have a metro at the door. A line that cannot be boarded does not compress a commute. A road that is still a proposal does not change the drive a family will make on Monday.

The test used elsewhere on this site still applies. If the journey cannot be made, it is not yet part of the address. Rental yield is often calculated as if the future line were already open. Neither flat page on this note prints a yield. A rent should be asked for the plan being bought, in the month it is being bought, and then held beside the instalment. A metro map is not that rent.

Do not price a flat on a station that cannot be used.
Radial roads and the metro are separate projects. Ask which one is being claimed.
A published minute on the Outer Ring Road can be driven. A future minute cannot.
No rental yield is printed for these two communities.

Adibatla, beside TCS, on the road that exists

Janapriya Shikara is the gated flat at Adibatla, beside TCS. The page states 7.33 acres, 65 percent open space, 5 towers and 995 homes. Two-bedroom plans run from 760 to 1,120 sft. Three-bedroom plans run from 1,315 to 2,060 sft. The start is ₹41.5 lakh. The community is about 10 minutes from Outer Ring Road Exit 12 at Bongulur. The page lists HMDA approved and RERA registered, with the registration numbers P02400006663, P02400006664 and P02400006665.

Those numbers are the present address. Adibatla’s aerospace and technology campuses explain why people search the belt. They do not turn a reported metro into a finished journey. A buyer whose office is beside the gate should time the current road. A buyer whose office is elsewhere should not assume the metro will remove that elsewhere.

Ghatkesar, on Exit 9, is a different east-side drive

SV Garudadri is the other flat in this note: ORR Exit 9, Ghatkesar, 1.7 acres, 135 homes, 2 and 3 BHK, with plans from 927 to 1,720 sft. The page lists HMDA and RERA, a clear title, bank-loan support and 24-hour security. It does not print a price. Exit 9 is the exit to time. It is not Exit 12, and it is not Adibatla.

Putting both communities under one metro sentence hides the drive. One gate is beside TCS at Adibatla. The other is at Ghatkesar. A household should visit the gate that matches the week, and should ask what “ongoing” still includes on the day of that visit. The metro, if it comes, will be an addition. It is not the fact the agreement can rely on today.
