A GCC campus explains the weekday. It does not choose the house.

Office leasing in Hyderabad, including global capability centres, is used to explain where people will buy. A lease is not an address. The home still has to match the week the household actually lives.

A leasing headline is not a pin on a house

GCC homes in Hyderabad is a search built on office news. Global capability centres and large technology leases are reported across the city’s financial district and along the southern employment belt, including the Adibatla corridor. This note does not quote a square-foot total for those leases. A total of that kind changes, and it does not tell a family which gate to drive to.

The useful map is the weekday. A household that works beside a campus wants the shortest honest drive to that campus. A household that wants a plot and a duplex wants a different gate, even if the salaries that pay for it are earned in the same industry. Treating every tech employee as a buyer of the same flat, or the same villa, is how the wrong project gets shortlisted.

Do not convert an office lease into a home price.
Adibatla and the Financial District are different commutes.

The flat beside TCS

Janapriya Shikara is the gated community at Adibatla, beside TCS. The page states 7.33 acres, 995 homes in 5 towers, 2 BHK plans from 760 to 1,120 sft and 3 BHK plans from 1,315 to 2,060 sft. The start is ₹41.5 lakh. Exit 12 at Bongulur is about 10 minutes. The page lists HMDA approved and RERA registered, and it prints the numbers P02400006663, P02400006664 and P02400006665.

That is the home to read when the week is Adibatla. The aerospace and technology campuses nearby are the reason the search exists. They are not an amenity inside the gate. A buyer should still ask what is complete, because the community is ongoing, and should attach the starting price to the plan being bought rather than to every area in the range.

The duplex, when the household wants a plot

Autumn Luxury Villas at Thummaloor is the other home in this note, and it is not a flat. The page states 182 duplexes on 23 acres, 3,035 and 4,035 sft, plots of 267, 300 and 400 square yards, ₹6,999 per sq. ft, and a start of ₹1.72 crore. The airport is about 25 minutes. Exit 14 at Tukkuguda is about 15 minutes. The page lists HMDA Approved. A technology salary can pay for this house. The house is still a south Hyderabad villa, not an Adibatla apartment.

The two gates should not be merged into one “GCC home”. One starts at ₹41.5 lakh beside TCS. The other starts at ₹1.72 crore on a plot at Thummaloor. A family that will drive to Adibatla five mornings a week should time that drive from Thummaloor before preferring the villa. A family that already lives the southern week should not reject the villa because a leasing headline was about a different campus.
